Common PCS Mistakes 
(and how to av​​oid them)

These are the most common mistakes I see wit​​h PCS buyers and how you can avoid them. 

Relying too much on builder incentives

New construction incentives can be appealing, but often require you to use the builder’s preferred lender.
Some costs or fees in those loans may not be required by other lenders. Comparing options helps you see the difference.
Resale homes can offer better overall value depending on the market.

Choosing a lender too quickly

Many buyers go with the first lender they recognize or one offering a credit or rebate without realizing there may be additional fees that other lenders don’t charge.
Comparing 2–3 lenders can give you a c​learer picture of your true costs and options.

Underestimating the daily commute

Small differences in location can have a big impact on your day-to-day routine near base. Traffic patterns, gate access, and peak hours can make certain areas feel much closer—or much farther—than they appear on a map. 
Typical gate closures and traffic patterns all need to be taken into consideration.

Not thinking about rental or resale early

Even if you plan to stay long term, future moves can happen—especially with military life. Thinking ahead about resale and rental potential can help protect your investment and give you more flexibility down the road. 
Buy buying the right home not just for now, but inline with your future plans, you help to build your family's wealth.

Not looking at the full monthly cost

Taxes, insurance, homeowners association fees, and other factors can vary by location and affect your payment more than expected, not just the purchase price.

Choose an area to see homes and local market details

Jacksonville

Closest to Camp Lejeune with access to multiple gates, including Holcomb Boulevard and Piney Green.
Best choice if you want the shortest commute to main base areas and everyday conveniences nearby.

    Hubert

Quieter and more residential, just outside the back gate on Bear Creek Road.
A good fit if you want less traffic while still keeping a reasonable commute, with easy access to the charming waterfront town of Swansboro.

Coastal living with access to the back gate and nearby beaches.
Often a good option for those stationed at MCAS New River who want to be closer to the water while keeping a manageable commute.
